At The Duarte Group ("TDG Realty," "we," "us," or "our"), your privacy matters. This disclosure explains what information we collect, how we use it, and what we will never do with it. We believe in complete transparency because earning your trust is just as important as helping you find your home.

What We Collect

When you interact with our website, we may collect information that you voluntarily provide, including:

• Contact information such as your name, email address, and phone number when you submit a form, request a consultation, or sign up for our newsletter.
• Property preferences including desired location, price range, number of bedrooms and bathrooms, and property type when you use our search tools or qualification questionnaires.
• Financial information such as income range, credit score range, employment status, and down payment estimates when you complete our prequalification questionnaire. This information is provided in broad ranges, not exact figures.
• Communication records including messages you send through our contact forms.

How We Use Your Information

Your information is used for one purpose: to help you buy or sell a home through TDG Realty. Specifically, we use your data to:

• Respond to your inquiries and provide personalized real estate guidance.
• Match you with properties that fit your criteria and preferences.
• Determine which buyer assistance programs you may qualify for.
• Connect you with our trusted mortgage partners when you request prequalification assistance.
• Send you property updates, market insights, and relevant communications that you have opted into.
• Improve our website and services based on how visitors interact with our tools.

Service Providers Who Help Us Operate

Running a modern real estate practice means working with a small set of specialized vendors. Each one touches a narrow slice of your data only for the purpose described below, and each is bound by their own contractual privacy obligations. We list them here so you always know exactly who can see what.

• Supabase hosts our encrypted database. Your information is stored on their managed infrastructure with industry-standard encryption at rest.
• Resend delivers email on our behalf. They process your email address and the message content when we send you property updates or replies.
• Twilio delivers SMS on our behalf when you opt into text communications. They process your phone number and message content.
• OpenAI powers our AI concierge and message classifier. When you chat with the AI on the website, your messages are sent to OpenAI for response generation. We never send financial details, social security numbers, or sensitive personal identifiers to AI services.
• SimplyRETS / CRMLS provides MLS property data we display. No personal information about you is sent to them.
• Showami is the licensed showing partner network we use to coordinate qualified tour requests. Only the information needed to schedule a showing is shared.
• Google Workspace hosts our team email accounts. Replies you send to alex@tdgsells.com or reply@tdgsells.com pass through Google's infrastructure.

Google Ads is an additional optional measurement provider, as described below. We do not use analytics resellers or data brokers.

Optional Advertising Measurement

With your permission, we share limited advertising and technical information with Google to measure received home-buying inquiries, home-selling inquiries, and home-value requests. We do not send your name, email address, phone number, inquiry message, property address, estimated value, form answers, mortgage or credit answers, assistance status, or protected characteristics in these browser conversion events. Our commitment not to sell your personal information is unchanged.

Optional Google advertising measurement loads only after you accept. After a received buyer or seller inquiry, the neutral confirmation page may send an opaque receipt identifier. After a durably received home-value request, the results stay on screen while the event supplies the same neutral receipt-page address and an empty referrer. Either flow may also send an advertising click identifier when available and permitted, plus technical information such as browser/device information and the network address associated with the request. These identifiers and technical information can be personal data. Google may make additional measurement or diagnostic requests and use cookies. In our accepted-flow test, _gcl_aw and _gcl_au had approximately 90-day expirations; actual Google and browser behavior can vary.

We remember your advertising choice in this browser for up to 180 days, unless you change it, clear browser storage, or we request a new choice after changing this notice. After acceptance, a permitted advertising click identifier is held in this tab’s session storage for up to seven days. This is not guaranteed tracking across tab closure or return visits. A separate one-use confirmation handoff lasts at most five minutes and is consumed when the confirmation page opens. Browser restrictions or unavailable identifiers can prevent attribution without preventing your inquiry.

You can reject or change your advertising choice without preventing an inquiry or changing your separate email or text-message permissions. Withdrawal stops subsequent optional measurement and clears this site’s stored advertising-click context; it cannot undo information already transmitted. We do not enable enhanced email/phone matching, personalized advertising, remarketing lists, or offline qualified-lead uploads in this implementation. A received inquiry is not a qualified opportunity or completed sale.

Ordinary inquiry processing and existing CRM source information remain separate from optional transmission to Google. We store receipt identifiers and duplicate-protection metadata with our existing website records so retries do not create duplicate inquiries. This change does not add server-side advertising-click storage or a new timed record-deletion process. Website access logs can contain requested URLs and identifiers present in them; this notice does not promise a new log or backup deletion deadline.

Mortgage Partner Referrals

When you complete our prequalification questionnaire and are connected with one of our mortgage partners, we share only the information necessary to begin your prequalification process. This is done at your explicit request and only after you choose to proceed. Our mortgage partners are bound by their own privacy obligations and federal lending regulations (including RESPA, TILA, and ECOA) that protect your financial data.

SMS & Communication Preferences

If you opt into SMS communications, we will only send messages related to your property search, showing updates, and relevant real estate information. You can opt out at any time by replying STOP to any message or contacting us directly. We honor all opt out requests immediately.

Newsletter subscribers receive periodic market updates and property highlights. Every email includes a one click unsubscribe option.

Data Storage & Security

Your information is stored on secure, encrypted servers. We use industry standard security measures including SSL/TLS encryption for all data transmitted through our website, restricted database access limited to authorized personnel, and regular security monitoring. We do not store exact financial figures. Our prequalification questionnaire collects information in general ranges only, which minimizes risk while still allowing us to provide meaningful guidance.

Your Rights

You have the right to:

• Access any personal information we have on file for you.
• Correct any inaccurate information in our records.
• Delete your data from our systems entirely upon request.
• Opt out of any and all marketing communications at any time.
• Know exactly what data we hold and how it is being used.

California residents have additional rights under the California Consumer Privacy Act (CCPA), including the right to know what personal information is collected, the right to request deletion, and the right to opt out of the sale of personal information. Since we never sell personal information, this right is already honored by default.
